What Drove the Results

AFFO of $488 million grew 10% year over year, even as top-line revenues contracted. The primary driver of that cash flow improvement was a decrease in interest expense and an increase in interest income, both stemming from the use of proceeds from the completed sale of Crown Castle's Fiber and Small Cell businesses. The company closed that divestiture on May 1, 2026, generating $8.4 billion in net proceeds.

Excluding the impact of DISH Terminations and Sprint Cancellations, organic contribution to site rental billings grew 4.2% in Q2 2026, compared with 3.7% on a comparable basis in Q2 2025. Core leasing activity contributed 1.8% and escalators added 2.7% to that organic figure, a slight increase in leasing contribution from 1.7% in Q2 2025.

The divergence between GAAP net income (down 67.7% year over year to $94 million) and AFFO (up 10%) reflects the accounting treatment of non-cash items including depreciation, amortization, and the absence of discontinued operations income that benefited Q2 2025. Following the Fiber sale close, Crown Castle completed $1 billion in share repurchases and repaid more than $7 billion in debt, ending Q2 with approximately $4.5 billion of availability under its revolving credit facility and 100% fixed-rate debt at a weighted average maturity of approximately seven years.

Full-Year 2026 Outlook

Crown Castle raised its full-year 2026 AFFO midpoint to $1,975 million ($4.59 per share), up $5 million from its prior May 1, 2026 guidance, while Adjusted EBITDA guidance was held at a midpoint of $2,690 million. Full-year site rental revenues are now guided to a midpoint of $3,855 million, a $5 million increase from the prior outlook, reflecting higher organic contributions. Full-year net income guidance was raised to a midpoint of $870 million, or $2.02 per diluted share, up from the prior midpoint of $830 million. The company also lowered its interest expense midpoint by $5 million.

"We delivered a solid second quarter, positioning us to increase our full year 2026 guide for AFFO," said Chris Hillabrant, Crown Castle's President and Chief Executive Officer, citing the company's focus on becoming a pure-play U.S. tower operator through driving operating efficiencies and increasing land ownership under its towers.
