Net income declined 22.4% to $472 million from $608 million in Q2 2025, reflecting weaker closing volumes, lower average selling prices, and compressed gross margins.

What Drove the Results

GAAP EPS of $2.48 beat the $2.39 consensus by $0.09, and revenue of $3.8 billion exceeded Wall Street's expectations. The primary structural pressure, however, was a 200-basis-point contraction in home sale gross margin to 25.0% from 27.0% in Q2 2025, a result of both lower closing volumes and a 3% decline in average sales price as pricing power eroded in a competitive market.

SG&A expense edged down in dollar terms to $383 million from $390 million in Q2 2025, but as a percentage of home sale revenues it widened to 10.1% from 9.1%, reflecting the impact of lower revenues on cost leverage. Financial services pre-tax income also declined to $37 million from $43 million in the prior year period, with mortgage capture rate holding steady at 85%.

CEO Ryan Marshall cited macroeconomic uncertainty, volatile interest rates, and strained affordability as the factors weighing on housing demand, while noting that community count averaged 1,074 in the quarter, an 8% increase over Q2 2025, which helped drive the 6% gain in net new orders across all buyer groups. Marshall also noted early signs of stabilization in select geographies. The company ended the quarter with $1.4 billion in cash and a debt-to-capital ratio of 12.3%.

Analyst sentiment on PulteGroup remains broadly constructive heading into the second half of 2026.
