Lennar Corporation (NYSE: LEN) reported third-quarter 2026 results for the period ended August 31, 2026, with GAAP EPS of $1.19 missing the $1.32 consensus estimate by 6.5%, while total revenues fell 8.7% year over year to $8.0 billion from $8.8 billion. The company simultaneously cut its full-year 2026 delivery target, and shares closed down -2.14% on Wednesday, September 16, while the S&P 500 declined 0.44%.

What Drove the Results

GAAP EPS of $1.19 missed the $1.32 consensus by 6.5%, and revenue of $8.0 billion declined 8.7% from the prior year. The company disclosed that the shortfall relative to expectations reflects a market environment that had deteriorated since its prior earnings call, with the 30-year mortgage rate at approximately 6.8% at quarter end and moving higher since.

The primary structural pressure was gross margin compression of 170 basis points to 15.8%, driven by lower revenue per square foot and higher land costs year over year, partially offset by construction cost savings. SG&A deleveraged by 100 basis points to 9.2% of home sales revenues from 8.2% in Q3 2025, as lower revenues reduced fixed-cost absorption. Approximately 12.0% in buyer incentives were embedded in the $372,000 average sales price to sustain volume in an affordability-constrained market.

A significant additional drag came from the Lennar Other segment, which swung from a $62.5 million operating gain in Q3 2025 to an $83.6 million operating loss in Q3 2026, driven by $53 million in mark-to-market losses on technology investments. Financial Services operating earnings declined 26.7% year over year to $130.3 million, reflecting lower profit per locked loan and reduced lock volume. On the positive side, the company ended the quarter with $1.2 billion in homebuilding cash, redeemed $400 million of 5.25% senior notes, and reported a record-low construction cycle time of 116 days, down from 121 days last quarter and 126 days in Q3 2025.

What Changed: Forward Guidance Cut

Lennar cut its full-year 2026 delivery target to approximately 80,000 to 81,000 homes from prior guidance of 82,000 to 83,000 homes. For Q4 2026, the company guided for new orders of 19,500 to 20,500 homes, deliveries of 22,000 to 23,000 homes, an average sales price of $370,000 to $380,000, gross margin on home sales of 15.5% to 16.0%, SG&A as a percentage of home sales of 8.7% to 9.0%, and Financial Services operating earnings of $90 million to $95 million. The Q4 gross margin midpoint of 15.75% implies continued, though stabilizing, pressure relative to Q3's 15.8%.

The earnings miss and guidance reduction arrive as the analyst community has grown increasingly cautious on the homebuilding sector. Market reports indicate that builders broadly face pressure to increase buyer incentives as mortgage rates remain elevated, weighing on margins across the industry. Lennar's own disclosure cited continued consumer confidence softness and affordability constraints as demand impediments the company expects to persist into Q4.

Lennar's Q3 results reflect a company executing operationally, with record-low cycle times and declining construction costs per square foot, but unable to fully offset the revenue pressure from a 9% decline in new orders, a reduced average sales price, and the absence of incentive recapture in margins.
